Case Study: The Storied History
Its been an absolute privilege to have been involved with this one of a kind property since 2010. Upon my client's acquisition, I financed the redevelopment of this gorgeous 1886 Gothic Revival Cathedral into 12 of the most awe inspiring apartments to ever hit the Brooklyn market. In the years leading up to my client's acquisition, this landmarked treasure had been left to rot by the previous owner, a developer(not the diocese!), possibly with intention of demolition and replacement with a more standard development. This would have been a sad turn out for this caliber a property for sure!
My client's vision was as inspiring as the building itself. Many developers salivate over church conversions. However, their structures are highly inefficient given steep roof lines and quirky building envelopes; not to mention having to contend with the LPC. Having financed a number of these conversions its more typical for the developer to maximize unit count, leading to awkward and generic spaces, albeit housed in a stunning skin.
My client went in the opposite direction. By minimizing the number of units (12 in total), he created some of the most luxuriously unique apartments available in New York City. No detail was overlooked in the painstaking renovation that restored this building to its original landmarked glory enhanced by modern conveniences and contemporary design.
